The Defect Liability Period (DLP) in Dubai is a warranty period after property handover during which the developer remains responsible for repairing construction defects.

After a property is handed over to the buyer, the developer is still responsible for correcting certain types of defects that appear during the first year of use.
This period is commonly referred to as the Defect Liability Period.
During this time, the developer must repair issues that are related to construction, installation, or finishing work.
Defects Usually Covered During the DLP

  • electrical faults

Why Inspections Are Often Done Before DLP Ends
Some defects only become visible after several months of use. Because of this, many property owners perform a second inspection shortly before the end of the defect liability period.
This allows problems to be documented before the warranty expires.
